PropAnalyst AU ("PropAnalyst", "we", "us", "our") is operated by CloudForge. This policy explains what personal information we collect, how we use it, and the limited circumstances in which — only with your explicit consent — we share it with third parties. We handle personal information in accordance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles (APPs).

What information we collect

Depending on how you use PropAnalyst, we may collect the following personal and financial information:

Calculator inputs — the figures you enter into our property calculators (for example purchase price, deposit, rental income, interest rate, and tax assumptions). When you use the free calculator without an account, these run in your browser and are not sent to our servers.
Investment Finder criteria — the financial situation and preferences you provide to find suitable opportunities, including your income, available deposit, borrowing or purchase budget, and target suburbs or regions.
Account details — your email address, which we collect and authenticate through AWS Cognito when you create an account or sign in.
AI chat content — the messages and questions you send to our AI assistant, which are processed to generate responses.
Cookies and analytics — technical and usage data such as your device and browser type, pages visited, and interactions with the site, collected via cookies and analytics tools to operate and improve the service.
Referral preferences — your choice (opt-in or not) about being introduced to mortgage brokers or buyers agents, and any contact details you provide for that purpose.

How we use your information

We use your personal information to:

provide the calculators, Investment Finder, and AI assistant features you request;
authenticate your account and keep it secure;
operate, maintain, analyse, and improve the service;
where you have opted in, arrange introductions to third-party mortgage brokers or buyers agents (see below); and
comply with our legal obligations.

Sharing with mortgage brokers and buyers agents (consent-based referrals)

PropAnalyst offers an optional referral feature. Only if you give explicit opt-in consent, we may share your contact details and the fact that you are interested in property finance or buyers' agency services with one or more third-party mortgage brokers or buyers agents, so they can contact you about their services.

This sharing never happens without your explicit opt-in consent. If you do not opt in, your contact details and stated interest are not disclosed to any broker or buyers agent. Opting in is entirely voluntary and is not required to use the calculators, Investment Finder, or AI assistant. You can withdraw your consent at any time by contacting us at privacy@cloudforge.au, although we cannot recall information already disclosed to a third party before you withdrew.

Where we make an introduction, PropAnalyst may receive a referral fee from the mortgage broker or buyers agent for that introduction. Receiving a referral fee does not change the cost of any service you obtain from that third party. Once your details are shared with your consent, the broker or buyers agent handles your information as a separate organisation under their own privacy policy, and we encourage you to review it.

Other parties who help us run the service

We use trusted service providers to operate PropAnalyst. These providers process information on our behalf and are not permitted to use it for their own purposes:

AWS Cognito — manages account authentication (email and sign-in).
AWS Bedrock — processes AI assistant conversations to generate responses.
AWS — hosts our infrastructure and stores account and service data.
Analytics providers — help us understand site usage via cookies and aggregated data.

Data security

We take reasonable steps to protect your personal information from misuse, interference, loss, and unauthorised access, modification, or disclosure. These measures include encryption in transit, access controls, authentication via AWS Cognito, and storing data within Amazon Web Services infrastructure. No method of transmission or storage is completely secure, but we work to protect your information and to respond appropriately to any data incident.

Where your data is held

Your personal information is stored on Amazon Web Services (AWS) infrastructure located in the Sydney, Australia (ap-southeast-2) region.

Data retention

Free calculator inputs are stored only in your browser and are not retained on our servers. AI conversation content is processed to generate responses and is not persisted after your session ends. Account details and Investment Finder criteria are retained while your account is active. If you opt in to a referral, we retain a record of that consent and the details shared. We keep personal information only for as long as it is needed for the purposes described in this policy or as required by law, and then take reasonable steps to delete or de-identify it.

Your rights under the Privacy Act

Under the Privacy Act 1988 (Cth) and the Australian Privacy Principles, you have the right to request access to the personal information we hold about you and to ask us to correct it if it is inaccurate, out of date, incomplete, or misleading. You can also request deletion of your account and associated data. To make a request, or to ask a question about this policy, contact us at privacy@cloudforge.au and we will respond within a reasonable time.

If you are not satisfied with how we have handled your personal information or a privacy enquiry, you may lodge a complaint with the Office of the Australian Information Commissioner (OAIC) at www.oaic.gov.au. We ask that you raise the matter with us first so we have an opportunity to resolve it.

Changes to this policy

We may update this policy from time to time. When we do, we will revise the "last updated" date at the top of this page. Material changes affecting how we share your information will be communicated where appropriate.
